Joe was a civil engineer before getting into real estate investing.

In 2006, Joe started learning about investing and went full time into it in 2009.

You don't make money by learning. You have to study and take action. You don't accomplish anything by buying another course.

In a financial cash crunch, Joe decided to take action, without judgment and followed his mentor without changing anything. That's how his investing career began.

Mentally get out of your own way.

Stop thinking and saying "What if?" and start thinking "What's next?"

Take the first step. Then the next step... then the next one...

One of Joe's biggest mistake on a deal was rehabbing. He has always lost on rehabs and never does it any more.

When you get discouraged, you have to lean in and get going. Lots of times you can quit.

It is impossible for you to fail until you decide to quit.

What is Wholesaling real estate?

Flipping paper. You get a contract with the seller to buy the house at a steep discount. Then sell the contract for a fee of $10k or more.

Double close is when the investor buys the contract.

Assignment: Joe assigns it to investor for a fee.

Wholesale lease options.

It can be assigned to a tenent buyer.

House $150K

Mortgage: $145k

Owner has to rent house out. Lease option that allows renter to buy it at a later date.

How does Joe find the deals?

1) Sending mail/emails to landlords and FSBO's.

2) Using 'dead' leads from other investors.

Joe uses Craigslist a lot to find leads.

When Joe gets a contract, he sends a hand written 'desperate motivated seller' letter to investors. He get 30-40% response from investors who own rental propertys within a 30 mile radius.

Automation of Joe's Business

Joe was doing 4-5 deals a week, but still working too hard.

He wrote down a list of all the things you do in a deal. Then asked: "How can I do none of this?"
