Today's guest, Tony Pearl, has done 160 real estate deals. He retired a salsa dance instructor in 1999 at 30. He did short sales, Subject-To and made his first million. He does deals all over the country.

Tony does long distance real estate deals. You need local representation, like a local realtor or a partner. They have to be vetted. You need a good team in the area. He focused on 'pretty houses'.

His first deal was a Lease-Purchase. in 1997, as a FT Dance teacher, Tony was interested in investing. He wanted to buy his own house. He made an offer. They went back and forth until they agreed and closed. He rented rooms out to university students. This was before AirBNB.

Now real estate investors need to have exceptional communication skills in order to create the trust to close deals.

In the beginning, scripts can be very helpful. They have a flaw. What do you do when you get a questions that is not in the script.
