Wholesaling Land and Passive Cashflow with Willie Goldberg. He does over $30K a month in passive income.

Willie has been a land investor for 2 years now - full time since June 2018. He did $1.2MM in sales in his second year on 152 deals. Does a lot of terms deals ~$31K a month in passive cash flow from ~130 notes. Focused in California and New Mexico. Also buys in Colorado and Florida. Buy and sell vacant lots.

He did not want to deal with toilets, tenants or termites. So he got into land.

He did not have time to go see houses, so raw land was perfect. In June of 2018, he went full time.

The level of risk is very low. He buys a massive discounts - 15-20 cents of the dollar.

Willie uses a lot of direct mail, which is very low competition compared to wholesaling houses or flipping. He mails to different size acreages instead of rehitting the list too often. He sends out about 2,000 letters at a time with an actual offer. He usually gets 2% response rate, and 3-5 properties closed.

He looks at rural properties near to cities.

He outsources a lot, but still takes inbound calls and starts comping the properties.

How Willie sets his prices:

He looks at the cheapest property in the county. Then he uses one-half of the cheapest price in his offer.

His call-to-action: If interested, sign and send the agreement back and we will close in 7 business days.

Willie takes title to the property. Sometimes he does Options agreements. He does his own title/lien search. Most properties have clear title. His average price for buying property is $5k to $15K sellling 2-3x.

The lots are set up to be residential, just un-developed.

The bottleneck is the selling to the next owner.
