Anne Amagrande was born and raised in a small southern California town outside Pasadena. Her Parents and Grandparents were entrepreneurs so she and her 3 sisters never had a chance, it was in their blood to be bold, creative and challenge the status quo.

Anne gained a sense of business acumen at a young age while working in her parents and grandparents printing business.

After College, Anne worked in Retail Logistics and Operations, working with one of the largest retailers in the world and later became certified as a Global Logistics Specialist rising through the ranks and landing in Distribution Center overseeing operations of Inbound freight for 63 stores in Southern California.

In her spare time she found time to work within her true passion of Real Estate, Economics and Finance. Upon entering Real Estate, Anne began flipping homes. After a while she realized that it was not feeding her true desire to help others. Anne changed direction and sought a way to create a Win-Win-Win scenario.

Along with her team, Anne created a truly unique system designed to create a Win-Win-Win model for Investors, Long term Residents, and locally owned and operated preferred Vendors, all while maintaining a profitable model for her business. Anne's moto: "When everyone wins the world is a better place".

Investor security: They have an equity position in the homes. It would be a secondary position.

Rentovation: Renovation is when you flip a home. Rentovationis where the buyers are lease-option, so psychologically they fell like they own the home. Fix the core four: Roof, electrical, plumbing, A/C and let the inhabitants fix the small stuff. About 50% of Rent-to-owner end up buying the house. To help this happen, they look at 7-14 year term for the agreement.

Wholesaling Land and Passive Cashflow with Willie Goldberg. He does over $30K a month in passive income.

Willie has been a land investor for 2 years now - full time since June 2018. He did $1.2MM in sales in his second year on 152 deals. Does a lot of terms deals ~$31K a month in passive cash flow from ~130 notes. Focused in California and New Mexico. Also buys in Colorado and Florida. Buy and sell vacant lots.

He did not want to deal with toilets, tenants or termites. So he got into land.

He did not have time to go see houses, so raw land was perfect. In June of 2018, he went full time.

The level of risk is very low. He buys a massive discounts - 15-20 cents of the dollar.

Willie uses a lot of direct mail, which is very low competition compared to wholesaling houses or flipping. He mails to different size acreages instead of rehitting the list too often. He sends out about 2,000 letters at a time with an actual offer. He usually gets 2% response rate, and 3-5 properties closed.

He looks at rural properties near to cities.

He outsources a lot, but still takes inbound calls and starts comping the properties.

How Willie sets his prices:

He looks at the cheapest property in the county. Then he uses one-half of the cheapest price in his offer.

His call-to-action: If interested, sign and send the agreement back and we will close in 7 business days.

Willie takes title to the property. Sometimes he does Options agreements. He does his own title/lien search. Most properties have clear title. His average price for buying property is $5k to $15K sellling 2-3x.

The lots are set up to be residential, just un-developed.

The bottleneck is the selling to the next owner.

James Hawk has flipped and wholesaled over 1000 houses since 2010. He does over 150 deals a year now. 95% are wholesale deals.

Wholesale deals are locking up a property under a contract and then selling the contract for a fee to a cash buyer. James goes thru his process to assign the property to the buyer. He also does simultaneous closings.

For a successful wholesale deal, you have to have the acquisition process worked out. His favorite methods to locate deals are cold calling, direct mail, PPC, FB ads and referral strategies.

He uses his own software to find ideal leads: www.GetFMHnow.com

His favorite dialer is Call Tools, a 10 line dialer. One out of 15 people on the phone will talk with the caller. 600 dials bring 6 good leads a day.

James has mailed out 1.5 million pieces of direct mail. He likes to mail to lists about foreclosure, codes violations, leins, eviction, age, absentee owners, vacant houses.

James shares how they find a buyer for his wholesaled homes. He explains how he builds his list. The people on a list that consistently buy is a very low number. The type of buyer that buy changes over time.

He uses LinkedIn Groups to find buyers. Meetup.com is another great place to find buyers. He also likes FB groups.

Wholesale deals are locking up a property under a contract and then selling the contract for a fee to a cash buyer. James goes thru his process to assign the property to the buyer. He also does simultaneous closings.

For a successful wholesale deal, you have to have the acquisition process worked out. His favorite methods to locate deals are cold calling, direct mail, PPC, FB ads and referral strategies.

His favorite dialer is Call Tools, a 10 line dialer. One out of 15 people on the phone will talk with the caller. 600 dials bring 6 good leads a day.

James has mailed out 1.5 million pieces of direct mail. He likes to mail to lists about foreclosure, codes violations, leins, eviction, age, absentee owners, vacant houses.

James shares how they find a buyer for his wholesaled homes. He explains how he builds his list. The people on a list that consistently buy is a very low number. The type of buyer that buy changes over time.

He uses LinkedIn Groups to find buyers. Meetup.com is another great place to find buyers. He also likes FB groups.

Brad Chandler - 200 Real Estate Deals Annually - Part One

It took eight months to get his first deal. Now Brad Chandler does over 200 deals annually.

They get 1500 organic leads a month. These are people who raise their ahnd and say they want to sell their homes. He spends about $3000 a month on SEO. His SEO has been built over 16 years. Paid leads are $150-$300 a lead.

Brad's company has been moving into wholesaling houses a bit more.

The hardest, riskiest part of the business is the reno side. When you wholesale, there is a lot less risk.

Top 0.001% of real estate transactions makers. Number one team with Keller Williams in 2010 in less than 2 years.

Brad's interest started in 9th grade when he read a book about buying houses wiht no money down. His company does over 200 deals a year with mostly with none of Brad's involvement.

Brad Chandler has done over 6000 real estate transactions and he has flipped over 3000 homes. Investors can buy houses from him in D.C., Baltimore and Birmingham.

Brad describes his team and how the process flows as they acquire properties.

They have a FT marketing manager, 4 VA's and a Home buying specialist in each market. The leads come in. A FT CFO and a head of a team of acquisitionists. The inside sales associates set an appointment for the home buying specialist goes to the home to acquire the property.

The most responsive CTA (Call to Action) is not texting, much to Brad's surprise. 70% of the TV commercial viewers go to the website to apply. Ten years ago, 70% would phone.

How does Brad scale his business? In less than years, he grew to be the number one Keller William team. How do you locate a good team. Good people will fix anything. Crappy people will break any system. They spend a lot of time in the hiring process. And making sure the employee's goals are clear and the company can help them achieve those goals.

They find great staff from LinkedIn and networking. Their best source of new team members is referrals.

If your team member doesn't fit in and work well with your company. Let them go if they are not thriving with you.

Two things holding people back:

1) They do not believe that real estate can make them money

Advice for brand new investors:

1) Be intentional about your environment - people you associate with. Be with people who are doing what you want. Then be valuable to them.
2) Move at the speed of instruction. You don't need ot know everything to start
3) Money questions. Once you can find deals you have leverage in the relationships. Have a good deal? Money is easy to find.
