Yon holds degrees in Physics and Mathematics from Le Université du Clairment-Ferrand in Clairment-Ferrand, France. So yes, he speaks French. He holds a pilot's license, as well as a captain's certificate for large sailboats, is married with two grown daughters and lives in Colorado.

A private lender is a person who has/had a high income and now are retired. They want to be a passive investor. They have liquid assets.

A turn key sale is a renovated house that another investor wants to buy from Dave and rent it out. Dave woudl then manage the house for the buyers. He would go to California and sell rental houses in Ohio to California.

How did you find the deal? He was out driving and saw a house that needed work. Sent a postcard and on th ethird time, the owner reached out to Lance.

There was a tenent, who left at the end of the month.

He used the Deal Machine App to find his first house.

The house sold to Lance for $90,000.

Resale price: Sold on Rent-to-Own - $10K fee, plus $5K in 60 days. 5 year term.

Monthly: $835 monthly to the PM Lender. Renting for $1100 a month.

If he wholesaled the house, he would make $10-12K wholesale fee.

Lance fired his employer and now is FT in real estate.

Wholesaling is seasonal. The skills set of the wholesaler affects the amount of money you can make. Tom averages $18K a deal.

Set a minimum amount of profit that you will accept a deal.

What is a realistic time frame for starting wholesaling to close a deal?

Many students have done a first deal in 4-6 weeks. We lost the Apprentice Model.

Quote: "Stop learning and start earning."

Find someone who is doing what you want, and get them to instruct you. Put aside your ego and do what you are told to do. Don't argue wihth your mentor.

Small wins and small earnings motivate you to keep going.

Where are the deals?

The harder the list is to get, the more money it will make you.

  • The Water turn off list
  • The Eviction list - single family house renter who is being evicted. The landlords are tired of dealing with bad renters and are more willing to sell.

  • The 24 hour arrest record list. A million dollar a year list for one of Tom's students. Great ROI.

Pick one channel and dominate it, like Direct Mail, Cold Calling, Online leads, Skip tracing, Billboards, Bandit signs. Don't do a little bit of a lot of things.
