Josiah did his first real estate transaction at 20 years old. Now 23, he has been working with Jay for 6 months.

In the past year, he has made just over 6 figures in real estate.

One of his "Ah-ha" moments was to frame himself as a teacher, not a real estate shark. Start with confidence and consulting attitudes.

Josiah focuses on Wholesaling. Getting properties under contract, then pass it onto a Flipper.

He does a lot of cold calling. Skip tracing is one way to get numbers. He gets his lists from driving for dollars. He also goes after Probates.

He uses Mojo Dialer to get the most productivity out of his cold callers.

He gets 5% of the people he calls on the phone. Of those, about one lead per hour. He gets one deal out of 6 to 10 leads.

When Josiah started he quit his job. He studied hard. Watched YouTube videos on real estate. Went to events and conferences.

His first deal was from an absentee owner list.

He sjhares his mistakes. Despite mistakes, he made a few grand on his deal.
