Today's Hot Deals are found off market. Not on MLS. Creative deal structuring to find deals that most would not think are deals.

Filter by adding criteria, like out of town owner, vacant for three years, or different motivation layers.

Ross is a big advocate of direct mail and knocking on doors. Direct messaging is becoming more important and more effective.

On a budget, you can hustle on the phone for free.

It is harder and harder to find deals. There is a lot of money to invest as the number of deals drop.
